From our experience we find that people are renting properties for many different reasons. It could be that they are saving for a first home or perhaps they’ve just sold a property. Some people choose to rent as they prefer to invest their money in businesses or the share market or they are renting as a result of being transferred for employment. We’ve put together some helpful tips that may assist you in selecting your next rental property

Finding a rental property

  • Decide on the area and type of property that will suit your needs
  • Research the area to make sure you’ll be happy there
  • Most agents advertise properties online so be sure to register your requirements with your preferred real estate website
  • Work out a budget for rent taking into consideration, initial bond, rent in advance
  • Remember to factor in other costs such as gardening, lawn mowing, pool cleaning if applicable and water and electricity cost
  • Check if pets are allowed before inspecting the property otherwise you will be wasting valuable time
  • If you have any special requirements such as high speed internet, foxtel or home phone, you may wish to ask the agent what connections are available at the property.
  • If you don’t have access to a vehicle, we would recommend checking out the public transport facilities and access to shopping centres.
  • Tenants obligations

    Once you have found a suitable property you’ll be required to make a written application with references and identification. If your application is successful you will be required to:

  • Sign a lease agreement and pay the appropriate bond
  • The rent will need to be paid two weeks in advance
  • Most agents will require an automatic deduction or provide you with a tenant card
  • Pay for any agreed outgoings such as water usage in a timely manner
  • Keep the property in good order and abide by all lease conditions
  • Provide access to the managing agent for agreed property inspections and maintenance
  • Conform to local council regulations such as noise, garbage collection, waste collection, watering days and any other act such as the Strata Titles Act or management agreement that may apply to the property should it be strata titled.
  • What to do if there is a problem
  • Assess if the situation is of a urgent or non-urgent manner. For example, plumbing and electrical faults or roof leaks are considered more urgent then general maintenance items
  • If the matter is of an urgent nature, contact your property manager or the licensee of the real estate office. We will ensure you have all the correct contact details!
  • We provide a maintenance request form that can be either emailed, faxed or dropped off to our office.
  • Get to know your neighbours…. if there is an emergency they may be able to help before assistance arrives
